Ontario is really two cities as far as water damage goes, and the difference is roughly seventy years of construction.

North of the 60, around Euclid Avenue and the downtown grid, the housing predates 1950 — original plumbing, plaster walls, clay laterals under mature trees. South, in Ontario Ranch, entire neighborhoods went up after 2010 and the failures are appliance connections and builder punch-list items rather than corroded pipe.

Local risk profile

Why homes in Ontario take water damage the way they do

The historic north end carries the problems that come with age. Galvanized supply lines corroding from the inside. Cast-iron and clay drain lines with root intrusion from the enormous street trees along Euclid — one of the longest and most photographed medians in Southern California. Lath-and-plaster interiors that hold water and need specialty drying instead of a simple cut-and-replace. Many of these homes have also been rentals or subdivided over the decades, which means undocumented plumbing modifications inside the walls.

Ontario Ranch is the opposite problem. Post-2010 construction on the 8,200-acre New Model Colony, with PEX rather than copper and modern drainage. What fails here is the connection points: dishwasher and refrigerator lines, angle stops, water heater fittings, and occasionally builder defects that surface in years three to seven. New homes don't get slab leaks — they get appliance floods.

The middle band, built between roughly 1955 and 1990, sits where most cities do: slab-on-grade copper reaching pinhole age, water heaters past their service life, and cast-iron drains at end of life.

Then there's the commercial layer. Ontario Mills, the Ontario International Airport corridor, and the Fourth Street and Guasti logistics belt make this the densest commercial exposure in our service area — sprinkler discharges, flat-roof drain failures and warehouse dock intrusion.

On the ground

What our Ontario jobs actually look like

We run everything from a single-fixture overflow in a Creekside townhome to overnight commercial restoration in a retail suite near the Mills.

We've built separate pages for the areas that behave differently: Downtown Ontario, Ontario Ranch, Creekside, College Park and Archibald Ranch.

A typical north-Ontario job: a 1920s bungalow near the Euclid median where the shower drain had been leaking into the subfloor for months. Plaster walls, original hardwood, and a homeowner who'd been told by someone else to just replace the floor. We dried the hardwood with a mat system, saved most of it, and remediated the growth that was already under the bathroom. On a house that age the goal is almost always to preserve what's original rather than tear it out.

Why Ontario

Why Ontario residents call us

We treat the two Ontarios as two different jobs. A pre-1950 bungalow off the Euclid median and a 2018 build in Ontario Ranch have nothing in common except the city name. One needs plaster drying and a repipe conversation; the other needs a failed icemaker line and a warranty photograph. We load the truck accordingly.

12 to 20 minutes, and we know which end you're in. North Ontario is a shorter run for us than Ontario Ranch, and we give you the real number when you call.

We do the commercial work at night. Ontario Mills, the Fourth Street and Guasti logistics corridor and the ONT airport area make this the densest commercial exposure we serve. Containment goes up so the rest of the space keeps trading, and crews work your closed hours.

Certificates before we mobilise. Property managers get COIs, W-9 and licensing documentation up front, and we work inside whatever vendor onboarding and after-hours access protocol the building runs.

FAQ

Water damage questions from Ontario

Do you cover both old Ontario and Ontario Ranch?

Yes, and we approach them differently. North Ontario means older plumbing, plaster walls and root-intruded laterals — jobs where the goal is usually to preserve original material. Ontario Ranch means newer construction where the failure is almost always a connection point or an appliance, and the drying is straightforward. Both are 12–20 minutes from our base.

My house is from the 1920s. Can you dry plaster without destroying it?

Usually, yes — and it's worth doing. Plaster holds moisture much longer than drywall, so it needs a longer drying period with directed airflow and careful monitoring rather than the standard three-day cycle. Cutting it out is faster but it's also irreversible on a historic home, so we meter it and give it the time before recommending removal.

Can you handle a retail or warehouse loss near Ontario Mills?

Yes, and we work nights on them. Containment goes up so the rest of the space keeps trading, crews work your closed hours, and you get zone-by-zone drying logs showing exactly when each area comes back online. Certificates of insurance and vendor paperwork are available before we mobilise.

Can you handle a retail or warehouse loss near Ontario Mills?

Yes, and overnight is the norm rather than the exception. Containment seals the affected area so the rest of the suite keeps trading, drying equipment is positioned out of the customer path, and you get zone-by-zone readings showing which areas are cleared for use as they come back rather than one all-clear at the end.

Our Ontario Ranch home is nearly new. Why did it flood?

Almost always a connection rather than a pipe. Post-2010 Ontario Ranch homes use PEX supply lines that don't corrode the way old copper does, but every fixture still connects through a braided line, an angle stop or a fitting — and those have service lives measured in years. Shower pan seals and window flashing are the other common cause, and those can fall inside a builder warranty, which is why we document the failure cause separately from the damage.
