Do your homework
How to vet any restoration company in California
Water damage is one of the few purchases people make under real time pressure, with no chance to shop around and no prior experience of the trade. That combination attracts operators worth avoiding. These checks take a few minutes and they apply to us as much as to anyone else you call.
- Look the licence up yourself. California contractors are licensed through the CSLB, and the licence number, its status, the classifications it covers and any bond or workers' compensation record are all searchable at cslb.ca.gov. Ask for the number and check it rather than accepting a number printed on a van.
- Ask for a certificate of insurance. General liability and workers' compensation, issued by the insurer rather than typed by the contractor. If someone is injured on your property and the company carries no workers' compensation, that becomes your problem.
- Ask what standard the drying is run to. The answer should be the IICRC S500, and the follow-up question is how they will establish and evidence a dry standard for your specific materials.
- Get the scope in writing. An itemised written estimate before non-emergency work begins, and a clear explanation of anything that has to be removed and why.
- Know the deposit rules. California limits what a contractor may take as a down payment on a home improvement contract — verify the current limit at cslb.ca.gov. A large cash deposit demanded up front is a warning, not a normal term.
- Check the reviews are real. A brand-new company with a wall of five-star reviews and no photographs, no specifics and no responses is worth reading sceptically.
Warning signs
What we would walk away from
After a regional storm or wind event, crews arrive in the Inland Empire from outside the area and knock on doors. Some are legitimate. The behaviours below are the ones worth ending a conversation over.
- Pressure to sign immediately, at the door. Particularly any document that assigns your insurance benefits or claim rights to the contractor. Read anything you are asked to sign, and take the time to read it.
- No written scope, or a total with no line items. You cannot check a number you cannot see the parts of.
- A firm price quoted over the phone, sight unseen. Category, area and how long the water sat can change the figure by a factor of five. Anyone committing before seeing it is either guessing or planning to revise it.
- Equipment pulled without showing you readings. If nobody can tell you what the affected materials measured against a dry standard, nobody knows whether the building is dry.
- A company that remediates mold and also certifies its own clearance. Post-remediation verification should come from an independent hygienist. We recommend that on our own jobs for exactly that reason.
- Cash only, or no licence number on the contract. Both are straightforward reasons to stop.
